Following the successful design of 38 homes on the northern side of Hobsonville Point Road, Universal Homes has engaged Construkt to design a further 33 homes on the southern border.
There are a number of similarities, for example, there will be a mix of two- and three-storey terraced homes, standalone homes, and affordable options. Homes range in size from 84-246sqm and lot sizes from 102-246sqm.
The required designs, too, must be distinctive, yet complementary to the overall look and feel of the Hobsonville Point development.
A key characteristic of this project is the use of in situ concrete on some of the sites.
With the advent of in situ concrete, we have the opportunity to get some great finishes, the surfaces needn’t be painted. Instead, various oxides can be added to the mix so the colour is inherent in the material, says Construkt principal Madushin Amarasekera.
Other sites will be timber-framed construction, so Construkt’s challenge has been to marry the two construction techniques to create a uniform aesthetic. To achieve a seamless transition from one home to the next, Construkt has paid particular attention to the details at each junction.
In addition to the concrete finish, the cladding palette includes weatherboard, folded metal profiles and extensive use of brick.
Another focus for the project has been creating rich, welcoming streetscapes, particularly for the resident laneways. For example, Construkt has applied different garage typologies to inject richness and variety into the spaces, says Madushin.
Construction is currently underway.
