Kōkōwai is a masterplanned residential development located in a prominent position at Hobsonville Point, designed to deliver medium-density housing that supports connected, liveable, and culturally grounded neighbourhoods.
Construkt Architects led the architecture, urban design, and landscape architecture for Stages 2 and 3, delivering a fully integrated design response across a 1.13-hectare greenfield site. Developed for NTP Development Holdings Ltd, the project comprises 92 dwellings with a mix of two- and three-bedroom homes in triplex, terrace, and walk-up formats, designed to support a diverse range of households.
The masterplan is guided by five key moves:
– Defining the Hobsonville Point Road edge with strong built form
– Offsetting compact lot sizes with communal outdoor spaces
– Creating a walkable, legible pedestrian network
– Establishing a cohesive architectural character
– Minimising parking impact through careful design and placement
The architectural character is contemporary and culturally informed, with asymmetrical rooflines, robust brickwork, and design elements inspired by kōkōwai (haematite) and whānau motifs developed with Patiki Studio. The streetscape and laneways are shaped by passive surveillance, native planting, and thoughtful landscape integration that enhances both biodiversity and community use.
Kōkōwai represents a comprehensive design outcome that contributes meaningfully to the ongoing evolution of Hobsonville Point—balancing density with liveability, and culture with context.
