A secondary outdoor terrace is positioned to the north-west, providing a sunny and sheltered alternative for outdoor living throughout the day.

Privacy to this area is carefully managed through fencing, a pergola structure and integrated landscaping, while low-level planting maintains visual connection and passive surveillance towards the adjoining Okoromai Bay informal recreation reserve. These site and environmental considerations were also addressed in an Assessment of Environmental Effects (AEE) prepared by Construkt to support the resource consent application.

Materially, the house combines polished render over blockwork, dark and natural cedar, dark aluminium composite panels and a standing seam roof. The resulting architecture has a coastal character that responds to both the outlook and the sheltered rear-site setting.
