Kōkōwai Stages 2 and 3 is a masterplanned medium-density residential development in Hobsonville Point, Auckland, designed to create a connected, liveable and landscape-led neighbourhood.
Construkt Architects led the architecture, urban design and landscape architecture for the 1.13-hectare greenfield site, delivering an integrated residential masterplan for NTP Development Holdings Ltd. The project provides 92 dwellings across a mix of two- and three-bedroom homes, with the landscape design playing a central role in supporting amenity, movement, identity and community life.
The landscape architecture response is shaped around a clear open space strategy. Communal outdoor areas, pedestrian links, laneways, native planting and planted thresholds help balance the compact medium-density housing layout with generous shared amenity. A 580m² common park provides a community focal point, while the internal pedestrian network improves permeability through the site and connects homes to streets, open spaces and everyday movement routes.
Key landscape design moves include:
– Creating a central communal park as a shared neighbourhood space
– Using native planting to soften built form and support biodiversity
– Integrating pedestrian laneways and clear walking connections
– Reducing the visual impact of parking through landscape placement and screening
– Supporting passive surveillance through the relationship between homes, balconies and shared spaces

– Using paving patterning and cultural motifs to reinforce identity and placemaking
The public realm and private interfaces are carefully considered, with low-height fencing, planted edges and outdoor living spaces designed to create a balance between privacy, openness and community connection. Landscape areas are not treated as leftover space, but as an essential part of the residential design, helping to make medium-density living more attractive, functional and neighbourly.
The design is also culturally grounded. Kōkōwai, referring to haematite, provides a narrative of creation, new life and connection to whenua. Cultural patterning developed with Patiki Studio is expressed through paving, brickwork and landscape moments, adding depth and identity to the streetscape and shared open spaces.
