This project involves the intensification of a brownfield site in New North Road, Ōwairaka. This was part of a wider project managed by Kāinga Ora that will help Auckland develop as a vibrant city by delivering more quality homes quickly. The brief sought to replace eight houses with 44 apartments.

This regeneration project presented a number of challenges. The 3,534sqm brownfield development needed to work with existing infrastructure, offer affordability, knit together with the existing streetscape, and ensure the development appropriately addressed the New North Road in regards to activation, character, outlook, and modulation. The key opportunity was to intensify a well-connected area that is only eight kilometres from the central city with robust and efficient housing.

The project offers a functional, and efficient ‘L’ shaped 3-storey walk-up apartment building, pedestrian friendly JOAL, and a shared open space area including a barbecue. It will meet a range of different housing needs as it incorporates a mix of one, two and three bedroom units. Challenges were addressed through rigorous site planning, 3D modelling, and regular exchange with the consultant team. From design decisions around bulk and location through to material selection, reference is made to the development’s immediate context to ensure the development contributes positively to regenerating the Ōwairaka community.
