Construkt Architects designed a residential development at Te Awa Lakes in Horotiu, Hamilton, for Construction Properties Ltd. Located within Stage One of the wider Te Awa Lakes development, the 9,003m² site accommodates 35 three-storey terraced homes and a 44-apartment building, providing a mix of housing options within a growing neighbourhood.

The architectural design uses variations in building form, colour and materials to establish a distinct identity for the terraced houses and apartments. The layout balances residential density with access, privacy and outdoor amenity, while responding to the wider Te Awa Lakes masterplan. These considerations were also addressed in the supporting design report prepared by Construkt.

Shared laneways provide vehicle and pedestrian access through the development, with changes in paving materials and textures helping define pedestrian areas and slow vehicle movements. Communal open space connects the terraced homes with parking areas, while planting and specimen trees soften the built environment and provide seasonal interest.

The landscape design combines ornamental grasses, clipped hedges and shrubs with climbing plants along garage walls, bringing greenery into the laneways and creating a more attractive pedestrian environment.
