The site is a super lot within stage one of the wider Te Awa Lakes development. The site area is roughly 9003m2 and is a Greenfield subdivision. The proposed development consists of 35 3-level terraced townhouses that either include a garage or a carpark. A 44-unit title apartment block is also proposed with carparks included. The development is proposed to be subdivided into freehold residential lots for the townhouses, unit title for the apartment block and a JOAL.

This design utilises colour and textural changes to provide legibility in the development. The primary laneway material is acid wash concrete. Castle grey exposed aggregate is used at transition spaces as a visual cue of intersecting traffic routes. Parking is castle grey exposed aggregate with a black oxide. Saw cuts and paving inserts add points of interest at a pedestrian scale. Grey granite sets are used at the laneway entrances to slow vehicles and provide a textural cue that the space is transitioning into a shared laneway. A golden exposed aggregate is used for the footpath and at the end of the northern lane into the reserve to clearly define pedestrian spaces. A communal open space is provided that utilises permeable paving to allow easy connection between terrace housing and carparks regardless of weather.

Amenity planting and variety of specimen trees are used to enhance the spacial quality of the development. The landscaping utilises mass planting of grass species, combined with clipped hedges and tight-form shrubs to create a modern aesthetic that complements the architectural design. A variety of trees are used, providing a balance of evergreen foliage and seasonal variety. Climbers along garage walls add vertical greenery to the access points to terrace houses and softens their appearance along the laneway.
