Construkt Associates were engaged by Universal Homes in 2019 to complete a bulk and location plan for a greenfield block in West Hills named Superlot 17 (SL17). West Hills is a greenfield development located in close proximity to the Westgate retail centre. Designed for ‘Green City Living’, it includes neighbourhood parks, reserves walkways and cycleways, bus stops, and a connected street system. The first stages of this development have been completed, which comprise of terraced housing which are efficient, affordable, and low maintenance.

SL17 is located on the eastern edge of the wider West Hills development. It is in a very prominent position - bounded by Don Buck Road, existing residential properties at 544 and 546 Don Buck Road, and greenfield land that will be developed in the future as part of the West Hills masterplan. It is across the road from large formal retail properties which include Placemakers and Magnum Hire. It is near a wide variety of amenities including:

- Westgate Shopping Centre
- Royal Reserve
- Massey Leisure Centre
- Churches
- Childcare Centres
- St Paul’s Primary School
- Westbridge Residential School

The total site area of SL17 is 7,085m2. The main aims of Universal Homes were to deliver 46 marketable and buildable homes that target a range of homeowners needs by providing a mixture of duplexes, terraced units, and walk up apartments with two and three bedrooms. The site-specific design strategies were:
- Address the prominent edge to Don Buck Road and two local roads (Oranga Drive and Rahopuru Road) with surveillance and well considered design.
- Offer architectural diversity through roof forms, colours, and materials while maintaining coherency, consistency with the established character, and street appeal.
- Limit ongoing maintenance and costs by using durable building materials.
- Enhance the streetscape by varying building forms and setbacks from the street.
- Step building platform levels with the slope of the site.
- Considered lot orientation to providing spaces that receive adequate daylight throughout
the year.
