The project brief was to develop a robust masterplan for a new community adjacent to a new town centre. The expectation was for it to include 370 homes, public open space, and a connected street system.
Covering 14ha of greenfield land in Papamoa, the site presented a flat canvas that was bounded by growing residential, commercial, and retail land uses. The key challenge was achieving wider connections whilst dealing with traffic engineering design constraints, and to zip into an urban fabric which is still under design development. To achieve this, working collaboratively with flexibility was key.
Beginning the process with a conceptual layout, the masterplan was developed to create a connected and legible neighbourhood that offers affordability and walkability. It includes a grid street network, medium density residential housing adjacent to amenity, street trees, and central public open space. The outcome is a new community that is well-located - where occupants can walk or cycle to a wide range of amenities.
