Kaweka is a 44-home build-to-rent apartment development in Ōwairaka, Auckland, designed by Construkt Architects for Hāpai Housing and New Ground Capital. The three-storey development provides studio, one-bedroom and two-bedroom apartments and was designed to Homestar 7 standards. Construkt Architects
The brownfield site presented several constraints, including volcanic rock, mature street trees and flood-prone areas. The building is arranged in an L-shaped form around shared outdoor space, allowing the retained basalt feature and landscape to become part of the everyday experience of the development. Construkt Architects
The architecture establishes a strong street presence through simple building forms, material variation and culturally significant motifs. Natural light, ventilation and thermal performance were important considerations in the apartment design, while the shared gardens and communal spaces provide places for residents to meet and spend time outdoors. The design was also informed by CPTED principles, with Construkt preparing the project’s CPTED report to support natural surveillance, clear pedestrian routes and well-defined public and private spaces.
Kaweka received an Excellence Award in the Hawkins Multi Unit Residential Property Award category at the 2025 Property Council New Zealand Awards, the ADNZ Resene Kaitiakitanga Award in 2025, and Bronze for Social Good at the 2025 DINZ Best Design Awards.
