Moroki is a 50-home build-to-rent apartment development in Glen Innes, Auckland, designed by Construkt Architects for Hāpai Housing and New Ground Capital.

The prominent corner site presented several challenges, including steep topography, maintaining a viable housing yield and creating active, well-defined street frontages. The site plan responds with three three-storey walk-up apartment buildings and a duplex arranged around a shared accessway, communal outdoor space and landscape planting.

Strong gabled forms give the development a clear architectural identity, while brick patterning, timber elements and projecting balconies add texture and variation to the façades. The scale, materials and roof forms reference the surrounding suburban context, helping the higher-density development sit comfortably within the neighbourhood.

Shared gardens, pedestrian routes and well-overlooked circulation spaces support everyday use and social interaction. The design was also informed by CPTED principles, with Construkt preparing the project’s CPTED report to address natural surveillance, access, visibility and the relationship between public and private spaces.

The mix of one-, two- and three-bedroom homes provides options for different household sizes. Homes were designed to Homestar 7–8 standards, supporting improved energy efficiency, comfort and long-term performance, while long-term rental tenure provides greater housing stability.

Moroki received Silver for Residential Design at the 2024 DINZ Best Design Awards, the ADNZ Resene Kaitiakitanga Award in 2024, and Bronze for Social Good at the 2026 DINZ Best Design Awards.
