Construkt Architects was the concept architect and a key member of the Creating Communities consortium responsible for the residential regeneration of Northern Glen Innes, Auckland. Our involvement in the wider development included masterplanning, urban design and architectural design for a mix of social, affordable and market housing.

The wider regeneration involved the redevelopment of 156 former Housing New Zealand properties, introducing a range of standalone homes, duplexes and terraced housing into the established neighbourhood. The design approach balanced increased residential density with the varied site conditions and existing suburban character.

Much of the development was undertaken through smaller sites, where adjoining residential lots were amalgamated to accommodate additional homes. This allowed medium-density housing to be introduced throughout the neighbourhood rather than concentrated in a single large development.

A significant component was the redevelopment of Torrington Crescent, where 14 existing residential lots were transformed into 39 homes. This provided an opportunity to create a coordinated streetscape and demonstrate how residential intensification could be accommodated within an established neighbourhood.

The wider development brought together social, affordable and market housing, providing a greater range of housing options within Northern Glen Innes.

The Northern Glen Innes Development received an Excellence Award in the Housing New Zealand Multi-Unit Residential Property category at the 2019 Property Council New Zealand Property Industry Awards.
