AO23 is a medium-density affordable residential development in Māngere East, Auckland, designed by Construkt Architects for Housing Foundation. Located on a 3,034m² brownfield site within the wider Aorere regeneration area, the project delivers 19 high-quality affordable homes in a mix of two and three-bedroom typologies.

The development reflects Construkt Architects’ experience in affordable residential design, medium-density housing, and urban regeneration, with a focus on efficient planning, durable construction, simple two-storey built form and well-designed homes that support everyday living. The design creates a strong residential edge to Mayflower Close and Paneke Street, with front doors, windows and landscaped front yards providing passive surveillance and a clear relationship to the street.

A rear JOAL consolidates vehicle access and parking, reducing driveway dominance and improving the pedestrian experience. Through careful site planning, usable outdoor living spaces, privacy, planting and cohesive architectural design, AO23 demonstrates how affordable housing can be practical, attractive and well integrated into a changing Auckland neighbourhood.
