AO23 is a medium-density affordable residential development in Māngere East, Auckland, designed by Construkt Architects for Housing Foundation. Located on a 3,034m² brownfield site within the wider Aorere regeneration area, the project provides 19 affordable homes in a mix of two- and three-bedroom typologies.

The development reflects Construkt Architects’ experience in affordable residential design, medium-density housing and urban regeneration, with a focus on efficient planning, durable construction and simple two-storey built forms. The design creates a strong residential edge to Mayflower Close and Paneke Street, with front doors, windows and landscaped front yards providing passive surveillance and a clear relationship to the street.

A rear jointly owned access lot (JOAL) consolidates vehicle access and parking, reducing driveway dominance and improving the pedestrian experience. The arrangement of buildings, outdoor living spaces, privacy and relationship with the surrounding neighbourhood were also considered in the supporting urban design report prepared by Construkt.

Through careful site planning, planting and cohesive architectural design, AO23 demonstrates how affordable housing can be practical, attractive and well integrated into an established Auckland neighbourhood undergoing regeneration.
