This Māngere housing development delivers a contemporary medium-density residential neighbourhood designed by Construkt Architects to respond to its suburban Auckland context. The project increases housing choice and supports more efficient land use through a carefully planned arrangement of two-storey homes, gabled roof forms, varied cladding materials and landscaped street edges.

The residential design maintains a familiar domestic scale while providing a more intensive housing outcome. A mix of brick, light-toned cladding and dark vertical elements creates visual variety across the development, helping to break down the built form and create a cohesive, attractive streetscape.

The site layout is structured to create a clear, legible and well-overlooked residential environment. Homes are oriented to address the public street, internal lanes and shared open space areas, supporting passive surveillance and a strong relationship with the neighbourhood. Front-facing living spaces, generous windows, visible entries, low fencing and layered planting help balance privacy, safety and street engagement.
Vehicle access and parking are carefully integrated to reduce visual dominance along the public street. Street trees, garden beds and communal landscape areas soften the built form, enhance residential amenity and contribute to a safer, greener and more liveable Auckland neighbourhood.

This project demonstrates Construkt Architects’ experience in medium-density housing, residential architecture and urban design in Māngere and across Auckland, with a focus on liveable, efficient and context-responsive housing outcomes.
