A design framework for approximately 3000 dwellings on the former Hobsonville airbase, covering 167 hectares, was arrived at through a collaborative design process with Isthmus Group Ltd. The Buckley precinct of 60 hectares was chosen to be the first of several precincts to be developed into a full master plan. Construkt prepared a series of housing typologies that informed the neighbourhood block make up. This produced a distinctive semi-lattice street pattern for the masterplan. Key design features are: connectedness, varying built density to respond to key locations, a hierarchy of street types and variety of architectural form. Construkt has since further developed all housing typologies to allow the client and developer partner to evaluate the feasibility of the project. In 2009, Construkt was engaged by Universal Homes Ltd to prepare a comprehensive land-use and subdivision consent application for 47 lots within the Buckley Precinct at Hobsonville Point. Since this engagement, Construkt has gone on to design a further 95 houses within 5 superlots for Universal. At the end of 2010, Construkt, in joint venture with Isthmus, was engaged to design the Hudson and Sunderland precincts, the next phase of the overall masterplan, as part of a comprehensive development plan (CDP) application to Auckland Council. The key concepts for these precincts include activating the main movement spine, drawing in the coastal edge to emphasise the landform, strengthening / maximising the coastal edge and creating / reinforcing the heritage core.

Running alongside the masterplanning work there has always been a second crucial workstream – that of working with builder partners to build out Hobsonville Point. We had the great fortune of working with Universal Homes on the first cluster of 47 homes to be built at Hobsonville Point, and it hasn’t stopped for 13 years. We’ve designed 509 houses for Universal, most of them right through to readiness for building.
