10–12 Humphreys Place is a medium-density residential development in Māngere, Auckland, designed by Construkt Architects for KJH Group Ltd. The project replaces two existing low-density dwellings with a more efficient residential outcome on a compact brownfield site within the Terrace Housing and Apartment Buildings Zone. The development provides a mix of one, two and three-bedroom homes, supporting housing choice and helping respond to Auckland’s need for well-designed, more attainable housing in established urban areas.

Construkt’s role included site planning, architectural design, landscape design, Resource Consent and Building Consent documentation. The design balances yield, buildability and residential amenity, with compact dwelling typologies arranged around a central jointly owned access lot. Three homes address Humphreys Place directly, creating a positive street frontage and supporting passive surveillance, while the remaining homes are organised along the internal laneway with careful consideration of privacy, outlook, sunlight, parking and usable outdoor living space.

Landscape architecture is an important part of the project’s affordability and liveability strategy. Planting is used to soften the built form, improve the quality of the JOAL environment, screen private outdoor areas and create a more coherent residential setting. A layered planting palette, hedging, vertical creepers and low-maintenance rear yard treatments help the development feel greener, more established and more comfortable for residents, without relying on overly complex or high-maintenance landscape solutions.

The project reflects Construkt Architects’ integrated approach to affordable residential design, combining architecture, urban design and landscape architecture to deliver practical, buildable and liveable medium-density housing outcomes.
